Not every project is perfect for volumetric – but that’s changing

When it comes to volumetric building, at Homeway we can practically build any type of structure – and yet not every project is ideal for the volumetric approach. However, that’s changing. As our approach to modular grows and evolves more and more projects are becoming a perfect fit, even hybrid construction projects that can benefit from a blend of traditional and volumetric construction.
Anyone who has experience with modular will tell you that “sweet spot” projects have highly repeatable designs. Think hotels, apartments, dorms, senior living facilities, medical facilities, etc. If they have a lot of rooms, like kitchens, bathrooms, roll-in showers, and bedrooms – volumetric is the smart choice. At Homeway, these projects can easily be built in our controlled factory environment as opposed to onsite.
While quality and speed are the big advantages to the Homeway approach, there are also the additional benefits of less site disruption, decreased outdoor activity, improved safety, elimination of community noise issues, and no water damage from elemental exposure.
But there are also many projects that can benefit from a hybrid approach, involving a combination of traditional construction and volumetric building. From a design standpoint, these are projects that have some areas that are customized, i.e., ideal for traditional construction, along with other areas that have a repeatable design, i.e., ideal for modular construction. For example, a high-end hotel with a highly customized entrance and lobby (traditional construction), that also features hundreds of rooms that are repeatable from a design standpoint (volumetric).
So, while there are projects that aren’t always ideal for modular, as we continue to grow and evolve, there are a greater number that can benefit from the Homeway approach especially in combination with traditional construction. Either way, volumetric is making more and more sense (in financial terms and quality) for more and more projects.
